Common questions

Understand it.
Then decide.

What is cost segregation?

A cost segregation study identifies qualifying property components that can be depreciated over shorter recovery periods. This may accelerate deductions and improve near-term cash flow.

Does my property qualify?

Many income-producing residential and commercial properties may qualify. A property-specific review considers your basis, property use, acquisition and placed-in-service dates.

Can I use the deductions this year?

That depends on your tax situation, including passive activity, at-risk and other loss limitations. Your CPA should confirm when and how deductions can be used.

What happens if I sell the property?

Accelerated depreciation can affect taxes when you sell, including depreciation recapture. Consider the holding period and exit plan with your tax professional.

How much does a study cost?

Pricing depends on the property and scope. Your free proposal explains the estimated benefit and study fee before you commit.

What if the study is questioned in an audit?

Audit defense is included with every report. The team can explain the analysis and supporting documentation. Your engagement agreement defines the scope.
